Universities own large property portfolios comprising listed buildings through to newly constructed state of the art accommodation blocks and specialist teaching facilities. A large proportion of most University buildings will contain asbestos, as any building constructed or refurbished before 1999 may contain this hazardous material. The Control of Asbestos Regulations 2012 place a ‘duty to manage asbestos’ on those responsible for managing and maintaining buildings. Universities therefore are defined as ‘Dutyholders’ and are legally required to prevent asbestos exposure in their buildings.
The sheer size of each portfolio combined with occupancy, location (often inner city) and ambitious plans to redevelop campuses in order to attract the best students increase the challenges associated with asbestos management. As a result, the higher education sector has established systems in place, with specially trained Asbestos Managers, databases, processes and procedures to ensure that asbestos is managed safely.
Asbestos testing and surveying however is a highly regulated industry within the complex field of asbestos management. Universities therefore have a need to outsource these specialist services to companies like Santia who have UKAS accreditation to ensure that the highest standards of quality are maintained in our laboratories and the field.
